Vacation Rental Agreement

This Vacation Rental Agreement (“Agreement”) is a binding contract between Cabins & Condos of Branson LLC (“Owner”) and you, the guest(s) listed on the reservation (“Renter” or “Guest”). By booking this unit, you agree to the following terms and conditions.

1. Maximum Occupancy The maximum occupancy for the premises is strictly limited to the number of guests specified in your confirmed booking. Exceeding the occupancy listed on your reservation without prior written approval may result in termination of the reservation without refund. This limit is enforced to comply with fire code safety laws and ensure safe evacuation in the event of an emergency.

2. No Pets Policy Pets are not permitted on the property unless explicit written approval has been granted by the Host prior to your arrival. If an unauthorized pet is brought into the unit, this Rental Agreement may be forfeited, the stay terminated, and deposits retained; additionally, a $500 deep-cleaning fee will be charged.

Note: Any misrepresentation of a service or assistance animal, or impersonating a person with a disability to receive such accommodations, is prohibited under Missouri Statute 209.204 and is subject to penalties, civil liability, and applicable legal action.

Additional Terms & Policies

Payment & Cancellation: Full payment is due at the time of booking unless otherwise stated. Cancellations follow the policy of the booking platform used. There are no refunds for early departure or weather conditions.

Property Condition: Guests agree to keep the home, furniture, and furnishings in good order. Guests are responsible for the cost of repair or replacement for any damage caused during their stay.

Cleaning & Check-Out: Standard cleaning is included, but guests are responsible for cleaning dishes and following the specified check-out procedures (e.g., trash removal, starting the dishwasher, and stripping beds) . Failure to do so may result in additional fees.

No Parties & Age Requirement: The primary renter must be at least 25 years of age and present for the duration of the stay. Parties, loud music, and disruptive gatherings are strictly prohibited.

Smoking: This is a strictly non-smoking property, including all decks, patios, and entry areas.

Security & Personal Property: The property is monitored by exterior security cameras. The Owner is not responsible for lost or stolen personal property.

By completing the booking for this property, the Guest confirms they have read, understood, and agree to abide by all terms, conditions, and policies outlined in this Vacation Rental Agreement.
